Introducing the Revolutionary Gŵyr Community Land Trust Development

In the heart of Bishopston, Wales, a groundbreaking project is taking shape. The Gŵyr Community Land Trust (Gŵyr CLT) is developing a self-built housing community that aims to be the first of its kind in the country.

Established by local residents in 2020, Gŵyr CLT has received a total of approximately £2 million in funding. This funding, sourced from government grants, local authority funding, charitable foundations, and community fundraising efforts, will be used for planning applications for the homes to be built on one-third of a 6-acre site.

The development will consist of fourteen zero-carbon eco houses, offering affordable housing solutions for local families. To ensure the houses remain affordable, an asset lock is in place to prevent resale for other purposes. Residents can acquire up to 65% of the leasehold of their homes, with the freehold of the land retained by the CLT.

The Gŵyr CLT project is more than just a housing development. It's a community-driven initiative that includes proposed uses such as a community orchard, green spaces, and allotments for growing food, all accessible to everyone. The remaining two-thirds of the land will be developed with input from the wider community.

The development is aimed at addressing the housing crisis in Wales. Property values are linked to local average wages, and homes cannot be sold to anyone without a housing need or 'local connection'. This approach ensures that the houses remain affordable for the local community.

Gŵyr CLT is supported by the development agency Cwmpas and funded by the Welsh Government. The group aimed to provide affordable housing locally due to frustration with the unstable private rental market and long social housing waitlists.

Currently, Gŵyr CLT is awaiting feedback on its pre-planning application and aims to submit a full planning application by the end of 2024. If approved, this revolutionary housing development will mark the first self-built housing community in Wales, setting a precedent for community-led housing initiatives across the country.
