'Building regulations approval can be obtained through a Full Plans Application, where detailed plans are submitted and approved before work begins,' explains Paula Higgins. 'There's also the option of a Building Notice, which is quicker but doesn't provide pre-approval like the Full Plans Application.'
Building Notice is ideal for smaller projects like garage conversions, as it allows you to begin work within up to 5 days of the notice submission. As part of this application, the building control officer will perform checks during critical stages of the build, such as waterproofing and insulation installations.
'Once complete, you'll receive a completion certificate, an essential piece of paperwork should you ever consider selling your home,' adds Paula Higgins.
Can an architect handle the application for you?
Not sold on tackling building regulations all by your lonesome? Fret not, as your architect or designer can lend a helping hand!
'If you have enlisted an architect to draw up plans for your garage conversion, they would usually take care of the application,' says Tina Patel from Architect Your Home. 'If no drawings have been prepared, your builder can handle the application. However, legal responsibility for the application lies with the homeowner.'
What happens if you ignore the regulations?

'If you don't follow building regulations for your garage conversion, things could get ugly,' warns Tina Patel. 'Without the necessary completion certificates, you may need to take out an indemnity insurance, and potential buyers might withdraw their offers due to uncertainties regarding the project's legality or quality.'

'Severe consequences await those who disregard building regulations, including needing to remove the conversion work at their own expense, legal action, and even problems with insurance claims,' advises Alistair Mayne.

In most cases, planning permission won't be necessary for integral garages, but conservation areas might require garage conversion planning permission. 'If you happen to be in a conservation area, you may need to file a certificate of lawfulness to ensure your garage conversion complies with the appropriate regulations,' advises Tina Patel.
