Sustainable Living is Now a Reality at Quartier Ferdinand, Romania's First Zero-Carbon Emissions Real Estate Project

STC Partners' Quartier Ferdinand attains the first ZEB pre-certification in the residential sector of Bucharest

Quartier Ferdinand, a groundbreaking residential complex in Bucharest, boasts the title of being Romania's first net-zero carbon emissions property, achieving this feat by receiving both the Green Homes pre-certification and the ZEB pre-certification—issued by the Romania Green Building Council (RoGBC).

The ZEB certification signifies total carbon neutrality, considering the entire carbon footprint of the building from development to 50 years of use. Built upon a 4,400 sqm plot, the complex comprises 170 apartments, street-level retail spaces, underground parking, and a unique rooftop recreation area. In addition, a playground for children, sustainable materials, photovoltaic panels, and energy-efficient heat pumps integrated into the building are a few of the top-notch features that residents can enjoy.

Roxana Cristea, Partner & COO at STC Partners—the mastermind behind the project, is thrilled about this development: "We are proud to revamp the architectural heritage of the area and introduce a modern project that will significantly influence the local landscape on a historic boulevard. Offering this area the first net-zero carbon emissions building gives us immense satisfaction."

Sustainability has been a top priority in the development, aiming to lower utility bills and provide residents with a comfortable, eco-friendly lifestyle. STC Partners' ambitious goal is to set new standards in the residential sector by combining contemporary living solutions with environmental responsibility. The investments in the project have crossed the 35 million euros mark, and the complex is expected to be completed by late 2026, with sales almost reaching 40%.

Andrei Botiș, President of RoGBC, commends STC Partners’ innovation: "Quartier Ferdinand is a remarkable sustainable development that demonstrates extraordinary commitment to environmental standards, as it holds dual pre-certification. It stands out as one of the few residential developments in Romania that adheres to the stringent Green Homes certification criteria, including alignment with European taxonomy requirements, as well as ZEB standards. By optimizing energy efficiency and compensating for its carbon footprint, Quartier Ferdinand leads the way in the Romanian market and becomes the first residential project in Bucharest to receive this pre-certification even during the design phase."

STC Partners has been making waves in the Romanian real estate market with their innovative and environmentally-conscious projects. Besides Quartier Ferdinand, they are highly active in the development of Quartier Gramont near the Palace of the Parliament and Quartier Azuga in Bucharest. Moreover, they are planning several new residential projects in the capital, emphasizing their dedication to redefining sustainability in the residential sector.

What's the Fuss About Green Homes Certification?

The Green Homes certification program, pioneered in Romania, is a stringent international standard designed for assessing the residential sector’s sustainability. This holistic certification covers energy efficiency, water conservation, indoor air quality, material sustainability, waste management, and public transport connectivity.

The program's rigorous criteria help ensure that projects like Quartier Ferdinand meet Europe's environmental objectives in conserving energy and promoting sustainable living. Furthermore, the integration of renewable energy sources such as photovoltaic panels and heat pumps results in lower utility costs and residential properties with increased market value.

In an effort to make sustainable living more accessible, Quartier Ferdinand offers homeowners special mortgage loan opportunities through strategic partnerships with 10 banks. These loans come with preferential interest rates and zero approval costs.

Driving the Romanian Real Estate Market Towards Sustainability

RoGBC, Romania's leading organization dedicated to promoting environmental responsibility and energy efficiency in the construction sector, plays a pivotal role in the transformation of the Romanian real estate market. Founded with the goal of shifting the market towards sustainable development, RoGBC fosters an influential community of professionals who share the principles of sustainability.

In addition to offering Green Homes certification, RoGBC also provides third-party verification for the ZEB certification—a invaluable resource for securing funding from international investors who recognize sustainable real estate as a promising investment opportunity.

Over the past 17 years, RoGBC has empowered both building professionals and homeowners to make informed decisions about the long-term environmental impact of their projects. By upholding strict environmental standards, the organization supports Europe's broader sustainability and climate goals, paving the way for a greener future for Romania.
